Renting vs Buying in Prague: 2024 Cost Comparison
Compare rental vs ownership costs in Prague's inner districts. New data shows rents now cheaper than mortgages in Žižkov and central areas as rates stay elevated.
How we reported this

Flats in Prague's inner districts now carry higher monthly ownership expenses than equivalent rental payments for the first time since 2023. A 70-square-metre two-bedroom unit in Žižkov requires roughly 38,000 Czech crowns in combined mortgage interest, maintenance and property tax, while the same property rents for 32,500 crowns.
The gap widened after the Czech National Bank held its benchmark rate at 4.25 percent through June. Buyers who locked in loans last summer face payments that have risen 12 percent on average, while landlords have kept rents flat in response to slower tenant turnover. The shift matters because Prague recorded 4,800 new mortgage contracts in the first half of 2026, down 19 percent from the same period last year, according to data released by the Czech Banking Association on 9 July.
Costs vary sharply by neighbourhood
Letná remains the clearest example. A 65-square-metre flat listed at 11.8 million crowns on the corner of Milady Horákové and Nad Štolou carries a 35,200-crown monthly payment at current rates. The identical layout rents for 29,800 crowns through local agency Svoboda & Williams. Across the river in Smíchov, units near Anděl metro station show a narrower difference: ownership runs 33,900 crowns while rent sits at 31,200. Prague City Hall's own affordable-housing register lists only 142 new units added to its waiting list this quarter, underscoring limited public alternatives for those priced out.
Evidence from the real-estate portal Sreality.cz shows the city-wide average purchase price reached 148,400 crowns per square metre in June, unchanged from March. Average advertised rents climbed just 1.8 percent year-on-year to 428 crowns per square metre. The modest rent growth reflects an influx of listings from owners who chose to let rather than sell after the Gordie Howe bridge delay pushed some cross-border buyers out of the market.
Next steps for households weighing the choice
Prospective buyers should run fresh affordability checks with at least three banks before 31 August, when several lenders plan to adjust their risk buffers. Renters considering a purchase can use the city’s online mortgage calculator, updated on 2 July, to model payments against current listings on streets such as Francouzská in Vinohrady. Those who stay in rental units gain breathing room to monitor whether September rate decisions from the central bank narrow the ownership premium.
